Title Expertise When a Transaction Gets Complicated
Some title problems need more than a quick answer.
After more than 25 years in the title industry, I’ve learned that the issues that threaten a closing rarely show up at a convenient time.
A trust was never properly funded. An old loan was never reconveyed. A judgment appears against someone with a common name. The vesting doesn’t match what everyone expected. A deed in the chain raises questions. Or something simply doesn’t look right.
That’s when experience matters.
I help Realtors, escrow officers, lenders, attorneys and property owners understand complicated title situations, identify the next step, and work with the right people to find a path toward closing.
Areas I Can Help With
Probate & Trust Transfers
Trustee changes, deaths of property owners, affidavits of death, probate matters, trust vesting problems and other ownership issues can complicate a transaction. I can help review the title history and identify what may be needed to move forward.
Vesting & Ownership Issues
Joint tenancy, community property, trusts, missing vesting language, incorrect deeds and changes in ownership can have significant consequences. I help identify potential issues early and work with the appropriate title and escrow resources to address them.
Liens & Judgments
Tax liens, support judgments, HOA liens, abstracts of judgment and other recorded matters don't always mean a transaction can't close. The key is understanding exactly what was recorded, who it affects and what may be required to resolve it.
Unreleased Loans & Missing Reconveyances
That loan may have been paid off 15 years ago—but if the reconveyance was never recorded, it can still appear on title. I help research the history and work toward clearing old deeds of trust and other unreleased encumbrances.
Deed & Chain-of-Title Problems
Uninsured deeds, incorrect legal descriptions, questionable transfers and gaps in the chain of title can require additional investigation. Catching these issues early can make the difference between a manageable problem and a delayed closing.
Common-Name & General Index Issues
When a seller has a common name, title searches can uncover dozens—or even hundreds—of potential liens, judgments and other records. Getting Statements of Information and resolving identity questions early can help prevent last-minute surprises.
Fraud & Suspicious Transactions
Seller impersonation, questionable deeds, unexpected liens and unusual ownership activity deserve additional scrutiny. If something doesn't look right, I'd rather investigate it early than discover it at the closing table.
Something on title doesn't look right?
You don't have to figure it out alone. Send me the property address and tell me what you're concerned about. I'll take a look and help you determine the best next step.
